Scope of Work: Maximize the house! The the original house only had 468sf of living space. The plan was to increase it by adding living space to the garage level – San Francisco calls this a Rooms-Down addition.  With these small spaces every square foot counts and Barringer Design solved two major issues. First issue was minimizing the interior stair footprint which we did by relocating the proposed interior stair to a new location which both reduced its footprint and simplified interior flow. Second issue was the garage. Annoyingly the garage had to be kept to avoid complicated and costly City requirements but we were able to reduce it so a Smart car could still fit – barely.  Final square footage was 968sf.

While selecting colors and counter tops causes me physical pain I truly love space planning and this one brought me and my team joy to work on. Credit to Steve Olson, the Client and others for selecting amazing finishes and colors.
